What does a home extension cost in Wellington?
Two extensions of the same size can be tens of thousands apart. What moves the number:
- The site. Sloping sections, poor ground and tight access all add cost before anything is built. On Wellington hill sites that can mean deeper foundations, retaining, or getting materials in by hand.
- What you are joining on to. Removing a load-bearing wall, matching old floor levels, or tying into an existing roof is more work than a straightforward box on the back.
- Whether services move. Relocating a kitchen, a bathroom or drainage adds trades and consent requirements.
- Level of finish. Joinery, cladding and fittings cover a wide range, and this is the part you control most.
- Professional fees. Design, engineering where needed, and council fees.

What consent does your extension need?
Most extensions need a building consent, and some need a resource consent as well. They are two different things, and the second one catches people out.
- Building consent is required for structural work, new rooms, and anything that moves plumbing or drainage. Wellington City Council assesses it against the Building Act and the Building Code. Councils have 20 working days to decide, and the clock stops whenever they ask for more information.
- Resource consent comes into it when the extension breaches a district plan standard: height, how close you build to a boundary, how much of the site is covered, or how much permeable surface is left.
- Character and heritage areas bring extra scrutiny, and parts of Wellington have them street by street.
We work out which consents your extension needs before the design is finalised, prepare the application, and deal with the council through to approval. Extensions are restricted building work, so the building work is carried out or supervised by our Licensed Building Practitioner.
